Our Due Diligence Process

Every property listed on EuropaTech undergoes a rigorous multi-stage evaluation. We assess legal title, physical condition, financial performance, environmental compliance, and market positioning. Properties that pass our 120-point checklist are then reviewed by an independent valuation firm. Less than 15% of properties we evaluate make it to the platform.

Legal Assessment

Our legal team verifies clear title ownership, checks for liens or encumbrances, reviews zoning compliance, and ensures all building permits are valid. For cross-border investments, we engage local legal counsel in each jurisdiction. The property is held in a dedicated SPV structure that protects investor interests.

Financial Analysis

We analyze historical and projected cash flows, comparable rental rates, operating expenses, capital expenditure needs, and occupancy trends. Our financial models stress-test returns under multiple scenarios including market downturns, vacancy spikes, and interest rate changes.

Physical Inspection

Independent building surveyors inspect structural integrity, building systems (HVAC, electrical, plumbing), roof condition, and environmental factors. We commission energy performance certificates and assess renovation needs. Major capital expenditure items are factored into investment projections.

What Investors Should Review

Before investing, review the property documentation package available on each listing page: independent valuation report, financial projections, legal structure, management agreement, and risk factors. Compare projected yields with similar properties and consider how the investment fits your overall portfolio allocation.
